Keep your offer fair
During the first 30 days that the property is listed it can be hard to negotiate prices but after that the listing price can be easier to negotiate. When making a formal offer keep in mind some foreclosure properties have been sold for 2/3 the original price but not much less.

Being your own advocate means that you ask for what you need while respecting the needs of others. Don't be afraid of taking the initiative to ask directly and specifically for what you need.
